Real estate market in winter: new buildings, resale and rental (infographics)

The Ukrainian marketplace DIM.RIA summed up the 2024 winter season on the real estate market and presented an updated report from its own analytical center. The study examined changes in offers and prices for new buildings, resale of housing and rentals.

New buildings

In the primary market, as of the end of February 2024, 76% of sales departments operate in Ukraine. The highest percentage of working sales departments was recorded in the Ternopil region – 97%.

Over six months, 88 new buildings with 162 sections were put into operation in Ukraine. In Kyiv there are 8 new buildings and 12 sections, and in the Kyiv region there are 16 new buildings and 25 sections.

Also among the leaders is the Lviv region, where 16 new buildings in 33 sections were put into operation. The study showed that in the Odessa region 47% of new buildings are ready.

Prices for new buildings

At the end of February, the highest average cost per m² in the capital is UAH 51,955 (taking into account all types of apartments by number of rooms). If we compare the analysis of the winter period, then the price increased by 2%. By December 2023, the most noticeable decrease in the average price per m² in the Poltava region is by 7%.

An analysis of the cost of housing in a new building by district of Kyiv shows that the price leaders are Pechersky and Shevchenkovsky districts. There, the average cost per m² is 95,880 UAH/m² and 62,952 UAH/m², respectively. The minimum cost in the Desnyansky district is 19,200 UAH/m².

Resale property

During the winter of 2024, the supply of housing for sale by region increased. Only in Kyiv and the Kyiv region there is a noticeable drop in the number of advertisements by 41% and 57%. In general, over the year, supply on the secondary market has increased in all regions.

Prices for resale property

< p>According to the study, as of February 2024 to December 2023, the largest increase in the average cost of a one-room apartment was recorded in the Volyn and Zhytomyr regions – by 12% and 13%.

The most average cost of a one-room apartment is $93,072 in Kyiv . At the same time, over the year the price increased by 18%. In the Lviv region, a one-room apartment costs $69,255, and in the Vinnytsia region, $52,838.

As for the secondary market for purchasing housing in Kiev, the most expensive area for all types of apartments of different rooms is Pechersky. After it, the leading position is occupied by the Goloseevsky district.

Currently in Ukraine there is a state program “Eselya”. On the secondary market DIM.RIA, by the end of February, the total number of available options is 14,559 objects. The leading cities for all offers of secondary real estate are Kyiv, Irpen, Odessa, Khmelnitsky, Dnepr.

Rental market

The supply on the rental market decreased during the winter period. As of February 2024, by December 2023, supply in the Chernihiv region decreased by 81%, in the Sumy region – by 71%, in the Kirovograd region – by 56%. However, in the capital the number of advertisements increased by more than 99%.

Rental prices

In In February 2024, the average rental price for a one-room apartment in the capital is 16,813 UAH, and in the region – 8,506 UAH. During the winter period, the price decreased by 22% in the Sumy region. Also in the Volyn region – by 15% and in the Cherkasy region – by 11%.
