Housing construction in Kyiv in the fourth year of the war has not yet reached pre-war levels. In the dynamics of 2011-2023, 9,390,081 square meters were put into operation in Ukraine annually, UTG analysts calculated. Of these, about 13.7% (1,345,972 square meters) in the capital and 17.3% (or 1,632,288 square meters) of the all-Ukrainian volumes in the Kyiv region, Delo.ua writes.

What's happening in the real estate market
In Kyiv, an average of 17,500 apartments and 887 houses are commissioned annually. According to the results of 2023, the volume of construction in the capital fell, but not catastrophically and amounted to 76.25% or 7,380,752 square meters of the average annual value.
In terms of construction volumes in the capital in 2024, the leaders were Podolsky (24.4%), Goloseevsky (22.2%) and Darnitsky (15.2%) districts. At the same time, the central Pechersky district occupies only 6th position with 7.5% of housing construction volumes.
The construction results in the Kyiv region for the first three quarters of 2024 are much better: the volume of housing built amounted to 1,395,111 square meters and surpassed the indicators of 2023, when 1,387,605 square meters were put into operation, and last year also reached the average annual pre-war indicators.
There is a shortage of workers at construction sites due to mobilization and the outflow of people abroad. But the urbanization of the capital's suburbs and the active development of local infrastructure (retail, entertainment, social, engineering), road and transport communications increase the comfort of living in the suburbs, which contributes to the growth of developer activity in satellite settlements.
Due to this, the Kyiv region returned to pre-war levels.
Another trend in recent years, experts noted, is the decrease in the average area of apartments, which is dynamically decreasing annually due to the gradual decline in the well-being of citizens and the rise in the cost of operating real estate.
In addition, the increase in the cost of housing and communal services and utility costs contributes to a decrease in the demand for housing space – the planning of apartments and individual houses is becoming more rational, ergonomic, and thoughtful.
