The most profitable cities for buying two-room apartments in Ukraine

The housing market in Ukraine continues to change, and prices on the secondary real estate market vary depending on economic conditions and demand. According to the LUN platform, in March 2025, the average cost of a two-room apartment shows different trends in different regions of the country, writes IZ. The cost of housing changes not only due to economic factors, but also due to seasonal fluctuations in market demand.

As expected, Kyiv once again topped the list of the most expensive cities to buy a two-bedroom apartment. The average price of housing in the capital reached $100,000, which is 8% more than six months ago. Lviv also shows steady growth, with an average cost of $92,500, which is 4% more than before. Uzhhorod , which surprised many experts, continues to rise in price: its average price rose by a record 14%, reaching $89,000. Vinnytsia and Odessa also made it into the top 5 most expensive cities.

Among the cities with the lowest prices for two-bedroom apartments, Zaporizhia remained in first place, where the average price is only $23,800, which is 5% less compared to last year. Sumy and Mykolaiv continue to be affordable for buyers with average prices of $31,000 and $30,000, respectively. Zaporizhia and Sumy even recorded a decrease in value by 2-5%, which made these cities more attractive for those looking for affordable housing.

Overall, the average price of two-room apartments in Ukraine has increased over the past six months, particularly in cities such as Uzhhorod, Zhytomyr and Odesa. However, prices in cities with low demand, such as Zaporizhia and Sumy, are showing a decline. The housing market is expected to continue to rise in price in 2025 due to inflation and rising construction costs.
