Change of rates
The return of Inditex brands to Ukraine – Zara, Bershka, Stradivarius and others – will lead to an increase in rental rates in shopping centers. The growth will be 10-15%, says Loktionova.
In January 2024, fixed rental rates in shopping centers in Ukraine amounted to $18 per 1 sq. m. m per month for clothing stores with an area of 600–1500 sq. m. m, says a study by the Ukrainian Trade Guild.
Rates for fashion stores with an area of 100-200 sq. m – up to $30 per 1 sq. m per month. These are payments for tenants excluding % of turnover, VAT and operating payments.
