How Maryland property tax is calculated

Your bill is your assessment divided by 100 and multiplied by the combined rate: the state rate of $0.112 plus your city or county rate. Maryland assesses property at full market value but reassesses each property only once every three years. When the value goes up, the increase is phased in over three years, one-third at a time; when it goes down, the lower value applies right away. That phased-in figure is the number this calculator asks for.

The Homestead Tax Credit limits how fast the taxable assessment of an owner-occupied principal residence can grow. The state limits the increase to 10% a year for state tax, and each jurisdiction sets its own cap for local tax: 4% in Baltimore City and Baltimore County, 2% in Anne Arundel County and 5% in Howard and Harford counties. You have to apply for the credit once with the Maryland Department of Assessments and Taxation. If you enter last year's taxable assessment, the calculator applies the cap for you.

Baltimore City owner-occupants who receive the Homestead credit also get the Targeted Homeowners Tax Credit automatically. It is set each year by the Board of Estimates and applied to the building value only. For FY2027 the city cut the effective rate for these homeowners by one cent, which works out to a credit of about 21 cents per $100 of building value; check the exact amount on your July bill.

Frequently asked questions

What is the Baltimore City property tax rate for 2026-27?

The city rate is $2.248 per $100 of assessed value, the highest in Maryland. With the state's $0.112, the combined rate is $2.36. A $250,000 assessment therefore owes about $5,900 a year before credits.

What is the Baltimore County property tax rate?

Baltimore County's rate is unchanged at $1.10 per $100 for FY2027, or $1.212 with the state rate, so the same $250,000 assessment owes about $3,030. Homes on public sewer also pay Metropolitan District water and sewer charges on the July bill, which depend on water use and are not included here.

When is property tax due?

Bills go out in July. Owners of a principal residence can pay in two installments: the first is due July 1 and can be paid without interest through Sept. 30, and the second is due Dec. 1 and can be paid without interest through Dec. 31. If you have a mortgage escrow account, your lender pays the bill.

Where do I find my assessment?

Search your address in the SDAT Real Property Data Search. The record shows the land value, the building (improvement) value, and the phased-in assessments for each year of the current three-year cycle.

Does this include income-based credits?

No. The state Homeowners' Property Tax Credit for lower-income owners, senior and veteran credits, and other local programs depend on your household and are not estimated here. They can lower the bill substantially, so check whether you qualify.

Data checked October 9, 2026. This is an estimate, not a tax bill; your official bill from your city or county is the final word.
